Every property gets a score from 0–100 based on six weighted signals: ownership tenure, EPC activity, market status (withdrawn, reduced, SSTC fallen through), planning applications, and whether multiple signals overlap. A score of 70+ means multiple indicators suggest this owner is likely to sell soon.
How do the letters work?
Click "Send Letter" on any property and the system generates a personalised letter using real comparable sales data from their area. It auto-selects the right template based on why the property scored high — a different tone for a long-term owner vs. someone whose sale fell through. Letters are 180 words, warm, professional, and designed to not feel like junk mail.
How does the weekly market scanner work?
